Gutters and downpipes, the rainwater goods, are among the simplest and cheapest parts of a building, which is exactly why they get overlooked. Their whole job is to catch the water coming off the roof and carry it safely away from the walls and foundations. When they fail, that water goes precisely where you do not want it, and the damage it causes is out of all proportion to the cost of the fix.

A small defect with big consequences

The fault itself is nearly always minor: a blockage, a perished seal, a bracket that has let go. Left alone, though, it pours water down a wall or into the ground for months on end, and the result is penetrating damp, saturated masonry and rot in hidden timber. The whole point of catching it early is that the repair stays at the cheap end, before the consequences arrive.

The most common fault of all. Leaves, moss and debris build up over time until water can no longer reach the downpipe, so it spills over the edge of the gutter and runs straight down the wall. A blockage in the downpipe itself does the same thing higher up. It is a simple problem, but a full gutter in heavy rain puts a remarkable amount of water where it does not belong.

Leaking and failed joints

Modern PVC gutters rely on rubber seals at every joint, and those seals perish and shrink with age and sunlight. Older cast iron systems leak where the jointing compound has failed or the metal has corroded. The result is a steady drip onto the wall below, which shows up over time as a green stain and, eventually, as damp inside.

Sagging and misaligned runs

Gutters need to fall gently towards the downpipe so water drains away. When brackets fail or a run is poorly set, the gutter sags, holds standing water and overflows at the low point. A sagging gutter also pulls away from the fascia, letting water track behind it and onto the wall.

Cracked, split or corroded gutters

PVC becomes brittle with age and ultraviolet light and can crack or split, while cast iron rusts from the inside out until it fails. Both let water escape at the very point the system is meant to contain it, often unnoticed until the wall below starts to show it.

Guttering that cannot cope with the rain

Sometimes the rainwater goods are simply undersized for the roof they serve, a common issue on extensions and altered roofs. In an ordinary shower they are fine, but in heavy rain they overflow because they cannot carry the volume away quickly enough. The fault only shows itself in the very weather that does the most damage.

Downpipe and gully failures at ground level

The job is not finished until the water is safely into a drain. A downpipe that discharges onto the wall or the ground, or a gully at its base that is blocked or broken, saturates the ground right next to the building. As well as damp, a long running leak here can wash fine material from beneath a foundation and contribute to movement.

Warning signs worth acting on

One of these on its own is not a diagnosis, but the more of them you can see, the more sense it makes to get the rainwater goods looked at:

  • Water overflowing or cascading from the gutter during rain, instead of running to the downpipe.
  • Staining, green algae or damp streaks running down the wall below a gutter or joint.
  • Damp patches or tide marks on the inside of an external wall, often high up or in a corner.
  • A gutter that visibly sags, dips or has pulled away from the fascia.
  • Plants or moss growing out of the gutter.
  • Rust streaks or flaking paint on cast iron gutters and downpipes.
  • A downpipe discharging onto the wall or ground rather than into a drain, or a gully overflowing at the base.
  • Peeling paint, spalling brick or crumbling mortar concentrated below a downpipe or joint.

Rainwater goods are easy to ignore, because the fault is usually high up and only reveals itself in heavy rain. By the time damp shows inside, a gutter may have been overflowing for months. My damp was called rising damp. Could it actually be the gutters?

Very possibly. Penetrating damp from an overflowing gutter or a leaking downpipe is regularly mistaken for rising damp, which can lead to expensive and unnecessary chemical treatment. It is always worth confirming the real source before committing to a damp proofing course.

Do I need to replace all my guttering, or can it be repaired?

Often it can be repaired. A great many gutter problems come down to a clear out, a new seal or a refixed bracket, all of which are inexpensive. A survey tells you honestly whether you are looking at a simple repair or a replacement, so you are not sold a full new system you do not need.
