Get the right advice early

Getting the right advice early in the process is key. If you would like to resolve a RAAC issue, then working with us is a simple 3-step process:

What is RAAC?

Reinforced Autoclaved Aerated Concrete (RAAC), is a lightweight concrete used in UK buildings from the 1950s to 1990s, including schools and hospitals. RAAC is more prone to deterioration and failure compared to traditional concrete, especially when exposed to moisture. There have been several dangerous incidents of RAAC failure, like roof collapses in schools, highlighting its safety concerns.

RAAC's lightweight nature comes from a porous structure, but this makes it susceptible to water damage and weakening over time. When it fails, RAAC can cause serious structural collapses, posing a risk of injury or death. The UK government has recognised this issue and is investing in repairing or replacing RAAC in public buildings. They are also developing new standards for inspecting and maintaining buildings with RAAC. Legally, building owners have a responsibility under the Defective Premises Act 1972 to maintain their properties, which includes addressing RAAC-related risks. This responsibility extends to surveyors, renovators, and maintenance organisations, especially for buildings constructed between the 1950s and 1990s. However, due to the lapse in time, original designers and contractors might not be legally liable for RAAC-related issues now. There is a growing awareness among commercial building owners about RAAC risks, and many are seeking guidance on managing these risks, including conducting inspections and maintenance. If someone is concerned about a building's safety due to RAAC, they are advised to seek professional inspection and advice.
