Commercial Building Survey
Commission was to carry out a Building Survey of a retail unit in Preston St for a Charity Operator.
The Building Survey included a Schedule of Condition to be annexed to the lease – effectively restricting the new tenants repairing liability to no better condition than that when the lease was entered into!
Survey identified numerous defects and faults with the building due to a lack of maintenance – some structural, some just painful to manage and would have a resulted in the clients loss of much time and expense in occupation!
Net result:-
- Landlord completed over £20k worth of repairs ahead of the lease being agreed.
- Client also gained the benefit of a 3 month rent free period
- Price Lilford now helping client with the fit out of the space!
- Survey fee was only £1200! Not a bad return indeed!
